As a note of caution, you should never visit new home communities without your real estate agent or buyer broker present. The builders usually have a policy requiring the Realtor to be present the first time you visit or they will not agree to pay them to represent you as your buyer agent. This is very important to you since there are many issues to watch out for when buying new homes or new construction property from a builder. Since professional new home Realtors are trained to know what to watch for, you should make sure that they are always informed of your house-hunting plans.


Absolutely Nothing!  The process is similar to when we bring a client to any new home or pre-owned home.  Our fee is paid by the Seller.  Any compensation given to a REALTOR is recognized by the builder as a marketing fee for the referral and has absolutely no impact on the final cost of new homes in Houston or surrounding areas.  In fact, in most cases we are able to negotiate a better price or incentives for all custom or production built homes since we have maintained a relationship with the builders from bringing qualified clients to them on more than one occasion.  Builders will NOT reduce the sales price of their homes in lieu of using a Realtor. Again be assured that all quality home builders welcome, expect and encourage REALTOR participation.


Are you getting what you’re entitled to have…both in quality and value?  We always make the builder aware of what our client expects to receive. It is our job to negotiate as many upgrades as possible and get you the best possible price for your home, as well as any “extras” that might be available.  Our knowledge of the Houston, Texas and the surrounding areas and all facets of buying new construction homes from quality proven custom home builders is something you should depend on when making your decision on which custom home builder to use and what you can get for your hard earned dollar.

Sometimes, it is possible to find a completed home being offered by a builder at a substantial discount over the latest official “new build” price list. These “specials” are offered because the builder must pay interest on the construction loan once the property is complete and they do not want the property sitting vacant. If you can find one of these properties that you think you might want to buy, make sure that there are no specific reasons why other buyers may have rejected the property – a professional Realtor can help you determine this.
If you need to wait until the builder can construct your new home, then be prepared to wait four to six months depending on your price range. Custom homes usually take six months to a year to build, so be prepared. You may find it best to locate a short-term rental property while you are waiting for completion.
